Debt collection extract for renting a flat in Switzerland
Why landlords ask for it, how old it may be and what to do if there is an entry.
Why landlords ask for it
The extract shows that there are no open debt collection proceedings against you. For Swiss property managers it is the key sign that rent will be paid. Applications without it are often not considered.
How old may it be?
There is no legal rule. Most landlords accept extracts up to 3 months old, a few want one under a month.
What if there is an entry?
An entry only means someone started proceedings, not that you owe the money. If a claim was unjustified, you can ask the office to hide it from third parties (Art. 8a para. 3 SchKG). If you paid, add the payment confirmation to your application.
Several places
Each extract only covers one office. If you moved in the last years, order extracts for all places in one go with eAuszug.
